However, despite a good progress, we are still far from an optimal sustainable construction, on an ecological, economic and social point of view. The purpose of this study is to use two known construction tools, and to combine them to improve the sustainability of a project, developing a new working strategy. These two tools are the BREEAM and the BIM. Now in Europe, a sustainability assessment method like the BREEAM recognizes the high performance of the building in the sustainability field. The problem is that the assessment is only done twice during the project: during the design phase and after its execution. Therefore, there is no means to know the repercussion of the architect’s choices during the design stage, nor the impact of the different changes that are inevitably happening during the construction. This is where the BIM steps in. To design and to work on a BIM model allows having all the information concerning the project on an only one model accessible to all collaborators. Also, the setting of all the construction elements allows every alteration to be done in a clever way. The study is about integrating the sustainability parameters as described in the BREEAM into the BIM models, and linking them to spreadsheets that are able to determine the assessment level at any time. Thus allowing us to evaluate the sustainability’s impact of every decision made by any collaborator, facilitating choice making.
